The firm is managed by a capital market oriented management team and a private equity educated real estate team focusing on the grocery strategy optimization and tenant relationships. Cibus targets stable cash flow from established grocery and daily goods tenants. Combined with its balanced use of leverage, this results in a company with high dividend capacity. Cibus had 281 properties in its portfolio with a leasable area of 677,178 m2 as of 30 September 2020. The portfolio had a market value of EUR 1,143m.

Income from property management (IFPM) was EUR 9.3m, 9% below consensus of EUR 10.3m and 6% below our EUR 9.9m estimate. The dividend proposal is EUR 0.94, an increase of 5.6% from 2019. Cibus aims to grow the dividend at least 5% each year. Consensus expected a dividend of EUR 0.93 and we expected EUR 0.95. It is worth noting that Cibus pays a monthly dividend. Cibus will move to the Nasdaq main list during H1 2021 and might consider a dual listing to Helsinki Q3, but Cibus raised its target of annual investments from EUR 50m up to EUR 50-100m. We keep our fair value range at SEK 150-170 per share, based on a mix of P/EPRA NAV, peer valuations, and DCF. Cibus intends to grow its dividend by 5% annually and has started distributing dividends on a monthly basis.

Jag äger som sagt Cibus och tror det är en rimlig investering i långa loppet. På nuvarande förutsättningar håller jag utkik efter dippar om jag skall köpa fler aktier.

The lease agreements are often long term. Cibus reports its Q3 results on 12 November. We expect net operating income of EUR 16.4m, up from EUR 15.1m in Q2 and EUR 12.5m in Q3 2019. We expect profit from property management (IFPM) of EUR 10.1m, up from EUR 7.8m in Q2 and EUR 7.3m a year ago. Cibus currently trades at a 29% premium to Q2 EPRA NAV, ie at a clear premium to the Nordic Cibus invests in daily goods properties with strong tenants so we can provide increasing dependable income to our shareholders. Our high-quality real estate portfolio provides exposure to leading food retailers in the Nordics. The grocery and daily-goods industry have experienced stable, non-cyclical growth over long time, even in times of financial crisis.

Cibus har hyresavtal där hyresgästen står för en hel del av eventuella kostnader och har således lätt att prognosticera kassaflödet framåt. Tack vare hyresgästerna stadiga verksamhet är det ett mycket pålitligt kassaflöde. I dagens rapport för helåret 2020 rapporterar Cibus bla följande: Substansvärde (EPRA NRV) 12,1 euro per aktie.
